New infrastructure keeps reshaping where demand goes in Lagos. When roads, rail and major projects arrive, land values in their path tend to move first — and residential demand follows.

The Lekki–Epe corridor

Ibeju-Lekki continues to attract developers and land bankers as new projects take shape along the corridor. Entry prices remain far below the established Lekki neighbourhoods.

The established island markets

Ikoyi, Victoria Island and Lekki Phase 1 remain the most liquid high-end markets, with steady rental demand from executives and expatriates.

The mainland

Neighbourhoods like Ogudu, Magodo and Ikeja GRA offer good value and strong rental demand, with easier access to the mainland business districts.
